Viva Orlando Rentals -COVID-19 Update to Our Homeowners

Dear Homeowner
Most of our tenants households are expected to face financial burdens in the wake of the coronavirus pandemic.
As Covid 19 continues to impact us all we are already receiving calls from tenants worried that they won’t be able to make their monthly payments because of the uncertainty of not receiving their paychecks due to businesses closing abruptly - some on a temporary basis , others permanently - or a reduction in work hours to prevent the spread of COVID-19.
While it’s been said that there will be some assistance, it is not certain how and when.

Due to this disruption of income, we will first check which tenants have renter’s insurance and if their policy covers this incident.

If they don’t, I would like to consult with you if you agree to work out a payment plan for the tenants who will be reaching out for help in April?
Some options can be:
* Spread the payment out over the next three to six months.
* Allow up to 90 days for tenant to make the April’s rent payment
* Or even accept a partial payment if it is in your possibilities 
* Use their security deposit and give them a certain amount of months to replenish it. ( We would only like to apply this option for homeowners who need to pay a mortgage payment and are short of cash in their US bank account)

Needless to say we will need to waive late fees for everyone who’s not able to pay on time

We are proactively working on a Rent Payment Agreement to fill and sign in the first two weeks of April.

It’s also important to share that President Donald Trump said Wednesday that the Department of Housing and Urban Development will temporarily suspend “all foreclosures and evictions” amid the coronavirus crisis.

In other words we won’t be able to evict tenants for lack of payment.
